F. Scale Criteria for Option Five and Six: Hamlets and Villages
| |||||||
1. Hamlets shall include at least four (4) dwelling units but may not contain more than twenty-five (25), within the Conservation Design Overlay District. The minimum land area required for a hamlet shall be 5,2 acres, Adjusted Tract Acreage.

2. Villages shall have at least 26 dwelling units, within the Conservation Design Overlay District. The minimum land area required shall be 34 acres, Adjusted Tract Acreage.

G. Dimensional Standards for Residential Uses in Option Five and Six: Hamlets and Villages Density Factor: One dwelling unit per 1.30 acres (56,600 square feet) net as determined through the adjusted tract acreage approach or Yield Plan described in Section 1304.C, herein. .

2. Minimum Required Greenspace Land: The subdivision must include at least 70 percent of the Adjusted Tract Acreage as Greenspace Land. However, if the applicant utilizes TDRs (the transfer of development rights tool), the minimum Greenspace requirement is 50 percent of the Adjusted Tract Acreage of the "sending" parcel and 20 percent of the "receiving parcel". Not less than one-sixth of this Greenspace Land shall be in a form usable to and accessible by the Township residents, such as a central green, neighborhood squares or commons, recreational playing fields, woodland walking trails, other kinds of footpaths, a community park, or any combination of the above. In addition, no more than fifty percent of the minimum required Greenspace Land may be comprised of active recreation facilities such as playing fields, golf courses, tennis courts, etc. Greenspace Land shall not be used for residential lots, except as provided below.

b. Large "conservancy lots" of at least 10 acres, conforming to the standards for Option 3 subdivisions found in Section 1304.E, and owned by individuals may occupy up to 50 percent of the Greenspace Land, with the remainder deeded to the London Britain Township Land Trust, the Township or a homeowners' association with casement to London Britain Township Land Trust. However, the Greenspace Land within each conservancy lot remains subject the standards for Greenspace Land in Section 1306A, herein.

c. The required Greenspace Land shall be located and designed to add to the visual amenities of villages and hamlets and to the surrounding area, by maximizing the visibility of internal open space as terminal vistas at the ends of streets (or along the outside edges of street curves), and by maximizing the visibility of external open space as perimeter greenbelt land. Greenbelt Land (Greenspace Land around the edges of a development) shall be designated to provide buffers and to protect scenic views as seen from existing roadways and from public parks.

d. Villages and hamlets shall include multiple greens or commons measuring a total of at least 1,000 square feet for each dwelling unit.

3. Average Minimum Lot Area: 7,900 square feet, on average. Up to thirty (30) percent of the lots may be reduced to a minimum of 5,000 square feet.
