ARTICLE 6A R-1, SMALL LOT RESIDENTIAL DISTRICT
SECTION 604A - PURPOSE

The R-1, Small Lot Residential District is designated to provide additional affordable housing for present and future residents of Solebury Township. The district permits the construction of single-family detached dwellings on much smaller lot sizes than am permitted elsewhere in Solebury Township to achieve economies that will permit affordable housing to be constructed.

SECTION 605A - USE REGULATIONS

A.building may be erected, altered or used, and any land may be used or occupied for any one (1) of the following Principal and Conditional Uses and no other:

A. Permitted Principal uses

1. Single-family detached dwellings.

2. Municipal Uses.

3.Forestry/Timber Harvesting.

B. Permitted Accessory Uses

1. Accessory uses on the same lot and customarily incidental to the principal residential uses permitted in Section 605 A.A., subject to the provisions of Articles 18 and 19.

2. Parking in accordance with Article 16.

3. Signs in accordance with Article 17.

4. No-Impact Home-Based Business

SECTION 606A HEIGHT REGULATIONS

The maximum height of dwellings and other structures erected, enlarged, altered or used shall be thirty-five (35) feet, except as provided in Article 18.

SECTION 607A AREA AND BULK REGULATIONS

The following area and bulk regulations shall apply:

A. Residential Uses single-family detached dwellings:

1. Minimum Lot Area - 8,000 square feet

2. Minimum Lot Width at actual Building Setback Line - 75 feet

3. Minimum Lot Width at Street Line - 50 feet

4. Maximum Impervious Surface Coverage - 40%

5. Maximum Building Coverage - 25%

6. Minimum Depth of Front Yard - 25 feet

7. Minimum Depth of Rear Yard - 25 feet

8. Minimum Side Yard - 20 feet aggregate; 8-foot minimum for each individual side yard.
