ARTICLE 6 - VR, VILLAGE RESIDENTIAL DISTRICT SECTION 600 PURPOSE

The VR, Village Residential Districts are designated to conserve the character of the Township villages. To ensure that new uses are compatible with existing uses, the VR District provides area and bulk regulations and use regulations consistent with the setting of the villages.

SECTION 601 USE REGULATIONS

A.building may be erected, altered or used, and land may be used or occupied, subject to the provisions of Articles 14, 15 and 19 for any one (1) of the following Principal or Conditional Uses and no other:

A. Permitted Principal uses

1. Single-family detached dwellings.

2. Two-family dwellings and conversion into two-family dwellings, in accordance with Section 603.B.1.c. and Section 1903.

3. Municipal Use.

4. Forestry/Timber Harvesting

B. Permitted Accessory Uses

1. Accessory uses on the same lot and customarily incidental to the principal residential uses permitted in Section 601.A.

2. Parking in accordance with Article 16.

3. Signs in accordance with Article 17.

4. No-Impact Home-Based Business2

C. Conditional Uses (Refer to Article 19 for Special Provisions governing Conditional Uses and Article 21 for Standards and Criteria)

1. Single-family Attached Dwellings in the form of a Duplex or Twin Dwelling.

2. Cultural, religious or charitable use.

3. Bed and Breakfast Jim.

4. School; library; commercial school.

5. Emergency Services.

6. Private Club.

SECTION 602 HEIGHT REGULATIONS

The maximum height of dwellings and other structures erected, enlarged, altered or used shall be thirty-five (35) feet, except as provided in Article 18.

SECTION 603 AREA AND BULK REGULATIONS

Except as specified in Article 19 relative to setbacks from the Delaware Canal, the following shall apply:

A. Single-family detached dwellings; Duplex or Twin Dwellings; Two-family dwellings; and conversion into Two-Family dwellings:

1. Minimum Lot Area - 21,780 square feet (one-half acre) per dwelling unit.

2. In the case of a two-family dwelling and each half of a Twin Dwelling, the minimum lot area for each unit shall be 21,780 square feet.

3. Minimum Lot Width at Building Line - 100 feet

4. Minimum Lot Width at Street Line - 50 feet

5. Maximum Impervious Surface Coverage - 25%

6. Maximum Building Coverage - 20%

7. Minimum Depth of Front Yard - 50 feet

8. Minimum Depth of Rear Yard - 35 feet

9. Minimum Width of Each Individual Side Yard 20 feet

B. Private Clubs

1. Minimum Lot Area - 15 acres

2. Minimum Lot Width at Building Line - 500 feet

3. Minimum Lot Width at Street Line - 350 feet

4. Maximum Impervious Surface Coverage - 25%

5. Maximum Building Coverage - 10%

6. Minimum Depth of Front Yard and Rear Yards - 175 feet

7. Minimum Width of Each Individual Side Yard - 125 feet

C. All other uses permitted under Section 601.C.2., C.3., C.4., and C.5.

1. Minimum Lot Area - 2 acres

2. Minimum Lot Width at Building Line - 200 feet

3. Minimum Lot Width at Street Line - 75 feet

4. Maximum Impervious Surface Coverage - 30%

5. Maximum Building Coverage - 20%

6. Minimum Depth of Front Yard - 60 feet

7. Minimum Depth of Rear Yard - 50 feet

8. Minimum Width of Each Individual Side Yard - 40 feet
