ARTICLE 4A - MHPO, MOBILE HOME PARK OVERLAY DISTRICT
SECTION 405A PURPOSE

The MHPO Mobile Home Park Overlay District is designated to provide for mobile home park development offering affordable housing alternatives to present and future residents of Solebury Township in a manner- consistent with community resource protection objectives.

SECTION 406A APPLICABILITY

These provisions shall apply to all lands within Solebury Township and shown as being located within the boundaries of the designated Mobile Home Park Overlay District which is considered as an overlay to and part of the Official Zoning Map.

SECTION 407A USE REGULATIONS

A. PERMITTED Principal Use

1. Except where development of a mobile home park is permitted in accordance with conditional use approval by the Board of Supervisors, the provisions of the underlying base district shall apply throughout the MHPO District.

B. Permitted Accessory Uses

1. Accessory uses on the same tract or lot, customarily incidental to mobile home park development or mobile home use, and solely intended for use by residents thereof, including recreational and community facilities, where mobile home park development has been approved as a conditional use and subject to the applicable provisions of Articles 18 and 19. No commercial use shall be permitted within a mobile home park.

2. Parking space in accordance with Article 16.

3.Signs in accordance with Article 17.

C. Conditional Use

1. Where permitted as a conditional use by the Board of Supervisors in accordance with applicable provisions of Articles 20, a mobile home park may be developed conforming to the provisions of Article X of the Solebury Township Subdivision & Land Development Ordinance.

2. Conditional use application shall be accompanied by a conceptual plan in accordance with the sketch plan provisions of Section 401 of the Solebury Township Subdivision and Land Development Ordinance as applicable. The conceptual plan shall be prepared to sufficient detail to demonstrate feasibility of compliance with all design standards and criteria of this Article. Applicant is strongly encouraged to arrange a meeting with the Solebury Township Planning Commission to discuss conceptual plans for development under this Article in view of community development and resource conservation objectives prior to formal conditional use application.

SECTION 408A HEIGHT REGULATIONS

The maximum height of all structures erected, enlarged, altered, or used in the MHPO District shall be thirty-five (35) feet, except as provided in Article 18.

SECTION 409A AREA AND BULK REGULATIONS

A. The minimum size of any tract eligible for mobile home park development shall be twenty (20) acres.

B. The Density, Dimensional, and General Layout Standards of Section 10.03. of the Solebury Township Subdivision and Land Development Ordinance shall apply to any development of a mobile home park.
