Any sign erected or maintained in violation of this ordinance shall be removed by the property owner upon notification by the Zoning Officer that such sign is unlawful

Any sign erected prior to the effective date of this ordinance which does not comply with all of the provisions of this ordinance but which was lawfully erected under the regulations or laws in effect at the time of installation or erection, shall be permitted to remain provided it is maintained in accordance with the maintenance provisions of this ordinance and further provided that the use of the property has remained unchanged from the date of the adoption of this ordinance.

Any pre-existing, non-conforming sign shall be removed upon the cessation of the use in connection with which it was erected or installed In addition, in the event an application for development is submitted to either the Planning Board or Zoning Board of Adjustment for any property upon which a pre-existing non-conforming sign is located, the Planning Board or Zoning Board of Adjustment shall be empowered to require that any such sign be removed or brought into conformity with this ordinance as a condition of any action by such board.
