The purpose of establishing Affordable Housing Zone Districts is to define suitable locations within the Township for low and moderate income housing uses, either as part of inclusionary developments, or in conjunction with the redevelopment of the downtown business district These zone districts are intended to provide realistic opportunities for the construction of low and moderate income housing to implement the Housing Element of the Township's Master Plan and the Fair Share Compliance Plan which received approval by the Superior Court of New Jersey. All development shall further comply with the rules and regulations of the New Jersey Council on Affordable Housing (hereinafter "COAH"), N J.A.C 5 93 et seq as may be hereafter supplemented or amended, and any other rules and regulations which may be applicable thereto.
