The following uses shall be permitted in all H-S districts:
a. Single family dwellings.
b. Churches and other places of worship, and Sunday School buildings and parish houses.
c. Public schools, parochial schools, schools and colleges for academic instruction.
* These uses must not constitute a nuisance as defined in section 20-4 and they must be carried on within enclosed buildings.
** When yards abut residential districts, they shall be increased by an additional 25 feet.
d . Municipal or county recreational and community center buildings and grounds.
e. Municipal or county libraries, museums and art galleries.
f. Parks and playgrounds,
g. Buildings, not including workshops, warehouses or storage yards, used exclusively by the federal, state, county or local municipal government for public purposes.
h. Hospitals.
1. Offices of physicians, surgeons, dentists and related medical professions.
j. Medical laboratories, clinics.
k. Hospital supply and specialized services, such as artificial limbs, special rehabilitative medicine and wheel chairs, but excluding any manufacturing activity or prime retail activities generally related, such as drug stores, laundries and florists.
l. Rest homes, convalescent centers.
Shall be permitted in all H-S districts:
a. For uses 20-19.1a through g:
1. Accessory uses and accessory buildings incidental to the above uses and located on the same lot including private garages.
2. The renting of dwelling space shall be limited to no more than two roams.
b. For uses 20-19.2h through 1:
1. Automobile parking.
2. Garages.
The following are the standards for the H-S district:
19.4.1 Minimum Lot Area:
a. For use 20-19.1a: 21,000 square feet.
b. For all other permitted uses: 1 acre.
19.4.2 Minimum Lot Frontage: 90 feet.
19.4.3 Minimum Lot Width: 150 feet.
b. Non-residential structures: .25
19.4.4 Minimum Lot Depth: 200 feet.
19.4.5 Minimum Yards - Primary Uses.*
a. Front yard: 40 feet.
b. Rear yard: 50 feet.
c. Side yard: 20 feet/35 feet total.
19.4.6 Minimum Yards - Accessory Uses.
a. Front yard: 40 feet.
b. Rear yard: 10 feet.
c. Side yard: 10 feet.
19.4.7 Maximum FAR:
a. Residential structures: .20
b. Non-residential structures: .25
