20-18 M-1 LIMITED INDUSTRIAL DISTRICT.
20-18.1 Principal Uses and Buildings Permitted.

The following uses and buildings shall be permitted in all M-1 districts:

a. Clubs, lodges and meeting rooms of nonprofit organizations.

b. Parks and playgrounds.

c. Buildings, not including workshops, warehouses or storage yards, used exclusively by the federal, state, county or local municipal government for public purposes.

d. Public utilities structures, not including storage uses and garages.

e. Public recreational and community center buildings and/or grounds.



f. General business and professional offices.

g. Public or private parking.

h. Commercial printing plants and publishing houses.

1. Lumber and building material yards.

j. Grain and feed stores.

*Side yards shall have a minimum width of 15 feet each if parking is to be provided in the rear of the building; otherwise, no side yard shall be required.

m. Cleaning establishments and laundries.

n. Public or private warehouses.

0. Light machine shops.

p. The manufacture, compounding, assembly, or treatment of articles or merchandise from the following previously prepared materials: bone, canvas, cellophane, cloth, cork, feathers, paper, fiber, felt, fur, glass, hair, horn, leather, plastics, precious or semi-precious metals, or stones, sheet metal, shell, textiles, wax, wires, wood yards, except planing mills.*

q. The manufacture of toys, novelties, rubber or metal stamps and other molded rubber or plastic products.*

r. Manufacture or assembly of electrical appliances, electronic instruments and devices, radios and phonographs.*

s. The processing of raw materials in addition to the manufacture and assembly of articles from such materials which have been previously prepared.*

t. Laboratories, experimental, research or testing, provided that no operation shall be conducted, or equipment used, which would create hazardous, noxious or offensive conditions beyond the boundaries of the property involved.

v. Lumber and building material yards, provided they are associated with an enclosed retail establishment.

w. Grain and feed stores, provided they are within an enclosed retail establishment.

x. Indoor theaters, bowling alleys, and other similar recreational facilities not including arcades, businesses consisting principally of coin operated amusement devices, merry-go-rounds, ferris wheels and similar amusements or businesses engaged principally in sales or services considered to be in direct conflict with contemporary community moral standards.

* These uses must not constitute a nuisance as defined in section 20-4 and they must be carried on within completely enclosed buildings.

20-18.2 Permitted Accessory Uses.

The following accessory uses shall be permitted in the M-1 district:

a. Accessory buildings not exceeding one story in height shall be permitted for storage of materials, liquids, chemicals, and similar items not permitted within the main building under Fire Underwriter's standards.

b. Accessory uses and accessory buildings incidental to the above uses and located on the same lot.*

c. Outdoor storage areas incidental to and associated with a principal permitted use provided that such areas are adequately landscaped and screened from view at ground level from the public street and from adjoining properties containing primary uses of a dissimilar nature.

20-18.3 Permitted Conditional Uses. None.

20-18.4 Bulk and Area Regulations.

The following are the standards for the M-1 district:

18.4.1 Minimum Lot Area: 87,120 square ft.

18.4.2 Minimum Lot Frontage 200 feet.

18.4.3 Minimum Lot Width: 250 feet.

18.4.4 Minimum Yards - Principal and Accessory Structures.**

18.4.5 Maximum FAR: .30.

18.4.6 Maximum Building Height: 40 feet.
