20-14 C-1 PROFESSIONAL AND OFFICE DISTRICT.
20-14.1 Principal Uses and Buildings Permitted.

The following principal uses are permitted in the C-1 district:

a. Single family dwellings.

b. Duplex dwellings.

c. Rest homes and convalescent homes.

d. Churches and other places of worship and Sunday School buildings and parish houses.

e. Public, private and parochial schools and colleges.

f. Public, recreational and community center buildings and/or grounds.

g. Public libraries, museums and art galleries.

h. Parks and playgrounds.

1. Buildings, not including workshops, warehouses or storage yards, used exclusively by the federal, state, county or local municipal government for public purposes.

j. Public utilities structures, not including storage uses and garages.

k. General business and professional offices.

l. Studios of teachers of music, dancing, or art and photographic studios.

m. Undertaking establishments.

n. Public or private parking areas subject to review and approval.

0. Conversion of existing residential structures to office uses subject to the following requirements:

1. Such conversions shall be limited to the existing floor area of the residential dwelling. Addition to or expansion of the existing structure is prohibited.

2. At the time of site plan review, placement of an access drive shall be determined so as to allow for a future common drive with an adjacent residential parcel at one side yard. In addition, reservation of an access easement to allow for such a possibility at the opposite side yard may be required. Similarly, depending on lot configuration and topographic conditions, rear yard cross- easements to permit for interconnection of parking areas may be required.

3. No parking shall be permitted in the existing front yard of the dwelling.

4. Rear and side yards shall be adequately landscaped and/or screened to shield parking areas from adjoining lots.

5. There shall be no minimum lot size on which a conversion may be permitted to occur provided, however, no lot existing at the time of adoption of this amendment, on which a conversion is proposed, shall be further reduced in size.

p. Joint-occupancy office and residential buildings; provided that:

1. The residential portion shall be on the second floor and shall have an entrance upon a street, either directly or through an unobstructed passage at least ten (10) feet in width, ten (10) feet in height and a maximum depth of thirty-five (35) feet.

2. No floor may be used for both residential and office use unless a separate entrance, hallway and stairway provide direct access from the street to each use.



20-14.2 Permitted Accessory Uses.

The following accessory uses are permitted in the C-1 district:

a. Private garages subject to the following regulations:

1. Any new or existing structure may provide garage space in an accessory building within the required rear yard space, for no more than six automobiles, or three automobiles and three commercial vehicles of not more than two tons each in gross weight.

2. Any new or existing structure, whether attached to the main building or otherwise, may provide parking in any side yard area for no more than two vehicles of not more than two tons each in gross weight.

3.. Any use which the board of adjustment determines as one customarily incidental to the principal permitted use on the premises other than a nonconforming use.

20-14.3 Permitted Conditional Uses.

In a C-1 district, the following uses may be permitted as conditional uses subject to the conditions and standards set forth in section 20-20 of this chapter.

a. Professional occupations.

b. Home occupations.

c. Cemeteries.

d. Clubs, lodges and fraternal organizations.

e. Conversion of a single family dwelling into two apartments.

f. Group care facilities and households.

g. A bed and breakfast dwelling only within a locally designated historic district.

20-14.4 Bulk and Area Regulations.

The following shall be the standards for the C-1 district.
