ARTICLE XVIIIE Urban Renewal-Mixed Use (UR-MU)

§211-113 20.1. Purposes.

A. The purpose of the Urban Renewal-Mixed Use (UR-MU) District is to permit the construction, within a reduced area, of a multistoned, mixed use facility so as to Lout disturbance of the site while taking advantage of its high development potential for the various uses permitted herein

B. Additional purposes are to designate portions of the lands for conservation and to protect certain of the wetlands on site, while at the same time achieving significant economic development essential to the Township of Wayne Furthermore, the proposed development will provide the opportunity to work and shop within the confines of the project area The construction and development of the various uses may occur over a period of time, as the marketplace permits, but each use shall be limited to the provisions prescribed herein or elsewhere in the township ordinances; provided, however, that in the event that there is any inconsistency between thus Article and any other township ordinance, this Article shall control

§211-113 20.2. Permitted uses and structures.

In the UR-MU District, no building or structure shall be built, altered, erected or used for any purpose other than the following

A. Retail sales of goods and services stored or displayed within a shopping center (Commercial)

B. Business establishments having as their primary function the rendering of personal services within a building (Commercial)

C. Professional and general business offices, fiduciary institutions, medical offices and insurance offices (Office)

D. Restaurants, cocktail lounges and night clubs, movie theaters, banquet facilities and food catering establishments (Commercial)

E. Libraries and museums (Commercial)

F. Motels and hotels (Commercial)

G. Public utility and service structures (Commercial)

H. Houses of worship and schools, subject to the requirements of § 211-114A(1) (Office)

I. Child-care centers and schools (Office)

J. Bowling alleys (Commercial)

K. First-aid stations and fire-protection facilities (Office)

L. Accessory uses and accessory buildings customarily incidental to the above uses and located on the same lot

§211-113.20 3 Conditional uses

In the UR-MU District, the following uses shall be permitted conditional uses

A. Satellite dishes

§211-113.204 Prohibited uses

In the UR-MU District, the following uses shall be prohibited

A. Animal hospitals or veterinarian or animal boardcenters

B. Any establishment that has as its principal use the administration of massages or is Pornographically oriented in Its Principal business

C. Vehicle sale establishments or repair facilities

D. Factories or warehousing

E. Tattoo parlors or massage parlors

§211-113.20.5. Area and bulk regulations.

In the UR-MU District, the following area and bull, regulations shall apply

A. Maximum impervious coverage 50%

B. Maximum floor area ratio (exclusive of parking areas and decks) 0 75 [Amended 12-3-1997 by Ord. No. 4-1997]

C. Office use office use gross square footage shall not exceed 50% of the gross square footage allowed

D. Commercial use commercial business use gross square footage shall not exceed 70% of the gross square footage allowed The total percentage permitted, however, shall not exceed 100%

E. Minimum lot area 15 acres

F. Minimum lot width 300 feet

G. Minimum lot depth 400 feet

H. Minimum setbacks

(1) Front yard setbacks

(a) Parking pavement edge 10 feet

(b) Parking deck 25 feet

(c) Building 50 feet

(2) Side yard setbacks

(a) Parking pavement edge 10 feet

(b) Parking deck 25 feet

(c) Building 50 feet

(3) Rear yard setbacks

(a) Parking pavement edge 100 feet

(b) Parking deck 100 feet



(c) Building 100 feet

I. Maximum building height 13 stones not to exceed 165 feet inclusive of normal roof structures, such as chimneys, cupola, elevator equipment enclosure, stairwell bulkhead, radio or television towers, flag poles, safety lighting towers, water storage tanks and their screening or other similar roof structures [Amended 12-3-1997 by Ord. §211-113.20.6. Parking restrictions.

Off-street parking shall be provided as follows

A. Offices, business and professional One space for each 285 7 square feet of building floor area (35 spaces per 1,000 square feet), exclusive of areas used for stairways, hallways, elevator shafts and other common areas
