ORDINANCE NO. 1561 ZONING MAP AMENDMENT

AN ORDINANCE AMENDING CHAPTER 24-3.2 OF THE CODE OF THE TOWNSHIP OF MAHWAH TO REZONE A PORTION OF LOTS 118 AND 120 IN BLOCK 173 FROM A GENERAL INDUSTRY (GI-80) ZONE TO A RESIDENTIAL (R-10) ZONE.

WHEREAS, Lots 118 and 120 in Block 173 are presently zoned as General Industry (GI-80); and

WHEREAS, the Township of Mahwah wishes to rezone a portion of that property into a Residential Zone (R-10); and

WHEREAS, the property owner of these lots has been notified and agrees to same; and

WHEREAS, Exhibit A annexed hereto more specifically describes the portion of Lots 118 and 120 in Block 173 which are to be re-zoned;

NOW, THEREFORE, BE IT ORDAINED by the Township Council of the Township of Mahwah Section 24-3.2 entitled "Zoning." be amended to indicated that the portion of Lots 118 and 120 in Block 172 more specifically described in Exhibit A are being zoned as a Residential Zone (R10); and

BE IT FURTHER ORDAINED that the zone map in the Township of Mahwah be amended to reflect those portions of Lots 118 and 120 in Block 173 designated as being zoned as R-10.

All that certain tract, parcel and lot of land lying and being situate in the Township of Mahwah, County of Bergen, State of New Jersey, being more particularly described as follows:

Beginning at a point at the intersection of the centerline Jefferson Street (to be vacated) with the northerly sideline of Edison Road and from said point running;

Thence 1) along the centerline of Jefferson Street, North 02 degrees 00 minutes 50 seconds East a distance of 193.62 feet; .

Thence 2) North 83 degrees 31 minutes 00 seconds East a distance of 404.44 feet to tire lands of Lagarde;

Thence 3) along the lands of Lagarde, South OZ degrees 00 minutes 50 seconds West a distance of 50.00 feet;

Thence 4) continuing along the lands of Lagarde, North 83 degrees 31 minutes 00 seconds East a distance of 151.64 feet;

Thence 5) continuing along Lagarde, North 02 degrees 00 minutes 50 seconds East a distance of 50.00 feet;

Thence 6) North 83 degrees 48 minutes 41 seconds East a distance of 132.57 feet to the lands belonging now or formerly to Kindercare Real. Estate;

Thence 7) along the lands of Kindercare Real Estate, South 01 degrees 15 minutes 30 seconds East a distance of 259.54 feet to the sideline of Edison Road;

Thence 8) along the sideline of Edison Road, North 82 degrees 40 minutes 00 seconds West a distance of 127.01 feet to a point of curvature;

Thence 9) continuing along the sideline of Edison Road on a curve to the left said curve having a radius of 375.00 fact, a length along the are of 90.43 feet, a bearing along the chord of North 89 degrees 34 minutes 30 seconds West and a distance along the chord of 90.21 feet to a point of tangency,

Thence 10) continuing along Edison Road, South 83 degrees 31 minutes 00 seconds East a distance of 279.43 feet to a point of curvature;

Thence 11) continuing along, Edison Road on a curve to the right, said curve having a radius of 325.00 feet, a length along the arc of 48.20 feet, a bearing along the chord of South 87 degrees 45 minutes 55 seconds West and a distance along the chord of 48.16 feet to a point of tangency;

Thence 12) continuing along Edison Road, North 87 degrees 59 minutes 10 seconds West a distance of 155.00 feet to the Point and Place of BEGINNING.
