ARTICLE VI - Regulations for the R-4 General Residence District
§228-34. Applicability of provisions of Article.

The following regulations shall apply to all R-4 Districts

§228-35. Permitted uses.

Principal uses and buildings permitted shall be

A.All uses permitted in the R-3 District

§228-36. Permitted accessory uses.

Accessory uses and buildings permitted shall be the same as in §228-9A §B

§228-37. Prohibited uses.

Prohibited uses and buildings shall be

A.Any uses and buildings not listed in §§228-35 and 228-36 above

B.Professional occupations

C.Parking of trucks or other commercial vehicles and trailers as restricted in §228-224C.

D.Mechanical amusement devices and mechanical amusement facilities

E.Sex clubs and massage parlors

F.Newspaper Vending Machines

G.Limousine or livery service

§228-38. Height limitations.

Height limits shall be the same as required in the R-1 District

§228-39. Density, Area and yard requirements.

Every lot in an R-4 District shall comply with the following requirements

A.Density one (1) dwelling unit per ten thousand (10,000) square feet

B.Minimum Lot Width seventy-five (75) feet for single family dwellings and public utility uses Lots for other permitted uses shall conform to R-3 area requirements

C.Minimum Lot Area ten thousand (10,000) square feet for single family dwellings and public utility uses Lots for other permitted uses shall conform to R-3 area requirements

D.Minimum Front Yard Setback No principal or accessory building shall be closer than thirty (30) feet to the street line, including both streets of a corner lot

E.Minimum Side Yard Setback one side ten (10) feet, two sides twenty (20) feet

F.Minimum Rear Yard Setback twenty (20) feet

G.Minimum Accessory Building Side or Rear Setback ten (10) feet

§228-41. Off-street parking.

Off-street parking requirements shall be the same as required in the R-1 District

§228-42. Site plan approval.
