(a) Roof Structures Permitted Above Maximum Height

(1) The following roof structures are permitted above the maximum height as specified in this Ordinance, provided that the total area of all such appurtenances is not more than one-third of the total roof area of the building:

i) structures for the housing of elevators and elevator shafts,

ii) stairways,

iii) fire or parapet walls,

iv) skylights,

v) towers, and

vi) steeples.

(2) The following roof structures are permitted above the maximum height as specified in this Ordinance, provided that the total area of all such appurtenances is not more than one-third of the total roof area of the building, and provided that such features shall be set back from the edge of the roof a minimum distance of one foot for every two feet by which they extend above the roof

i) heating and air-conditioning equipment,

ii) ventilating fans,

iii) solar collectors,

iv) storage tanks for water,

v) television, radio or satellite dish antennae or masts,

vi) chimneys or roof mounted smokestacks,

vii) roof mounted flag poles, and

viii) similar equipment required to operate and maintain a building.

(3) No such roof structure as set forth in this subsection shall exceed the maximum height for the zone in which it is located, except by the amounts allowed herein:

i) Buildings from one (1) to six (6) stories Ten (10) feet.

ii) Buildings exceeding six (6) stories - Ten feet plus one (1) foot per story above the sixth story to a maximum total of twenty (20) feet.

(b) Height Restrictions for Free-Standing Structures

(1) Free-standing flag poles shall not exceed the following:

i) A and R zones - The height of any existing permitted principal building on a lot.

ii) C and I zones - A height of ten (10) feet over any existing principal building on a lot.

(2) Free-standing smokestacks shall not exceed the following:

i) Vacant lots - Free standing smokestacks shall not be permitted.

ii) A and R zones - Free standing smokestacks shall not be permitted.

iii) C zones - Free standing smokestacks shall not exceed a height of forty (40) feet over any permitted principal building on the lot.

iv) I zones - Free standing smokestacks shall not exceed a height of one hundred (100) feet over any permitted principal building on the lot.

(c) Height Restrictions for Silos

Silos used for agricultural purposes, whether attached or free standing, shall not exceed seventy- five (75) feet in height.
