For purposes of this Ordinance, the Township of London Britain is hereby divided into the following districts:

A. Residential/Agricultural District

B. Conservation Design Overlay District

This overlay district covers and encompasses the entire Township unless specifically eliminated.

C. Flood Hazard Overlay Area

Certain areas of the Township are located within Flood Hazard Areas and are subject to the regulations contained in Article VI.

D. Steep Slope Overlay Area

Certain areas of the Township are located within Steep Slope Conservation Areas and are subject to the regulations contained in Article XII.

E. Commercial District

The boundaries of these districts shall be as shown on a map attached to this document, entitled The Zoning Map of London Britain Township. This zoning map and all notations shall hereby be incorporated by reference into this Ordinance and shall be a part of this Ordinance. (See Appendix B)

The boundaries separating districts follow, unless otherwise noted, the centerlines of streets or property lines. Where figures are shown on the Zoning Map between a street and a district boundary line, they indicate that the district boundary line runs parallel to the street line at a distance equivalent to the number of feet indicated.

Wherever property is owned by the Township, it shall be exempt from all regulations except those for setback and lot coverage.
