ARTICLE 13A - MS, MUNICIPAL SERVICES DISTRICT
SECTION 1300A PURPOSE

The Municipal Services District is intended to provide for adequate areas and appropriate standards for Municipal services facilities needed to accommodate the local government activities of Solebury Township.

SECTION 1301A USE REGULATIONS

A.building may be erected, altered or used, and land may be used or occupied, subject to the provisions of Article 14 and 15, for any of the following uses and no other:

A. Permitted Principal Uses.

1. Agricultural uses and structures subject to Article 19.

2. Active recreation.

3. Municipal Use, including Emergency Service, Communications Antennas and Communications Towers.

4. Open Space for Conservation.

5. Open Space for Recreation.

6. Passive reaction.

7. Utilities.

8. Water storage facility.

9. Forestry/Timber Harvesting.

B. Permitted Accessory Uses.

1. Accessory uses on the same lot customarily incidental to the permitted principal uses permitted in Section 1301-A.A., subject to the provisions of Article 18.

2. Parking in accordance with Article 16.

3. Signs in accordance with Article 17.

C. Conditional uses (Refer to Article 19 for Special Provisions governing Conditional Uses and Article 21 for Standards and Criteria).

1. School.

SECTION 1302A HEIGHT REGULATIONS

The maximum height of buildings and other structures erected, enlarged, altered or used shall be thirty-five (35) feet, except as provided in Article 18.

SECTION 1303A AREA AND BULK REGULATIONS

Except as specified in Article 19 relative to setbacks from the Delaware Canal, the following shall apply:

A. Minimum lot area: 1 acres.

B. Minimum lot width at building setback line: 200 feet.

C. Minimum lot width at street line: 100 feet.

D. Maximum impervious surface ration: .50.

E. Maximum building coverage: 20%.

F. Minimum front yard: 20 feet.

G. Minimum side yard: 50 feet each.

H. Minimum rear yard: 50 feet.
