ARTICLE 9 - RC, RURAL COMMERCIAL DISTRICT
SECTION 900 PURPOSE

The RC, Rural Commercial District is designed to provide opportunities for the development of an integrated retail center adjacent to the Village of Lahaska. The RC District regulations are intended to promote compatibility with the residential/ agricultural character of the RA and RB districts that adjoin.

SECTION 901 USE REGULATIONS

A.building may be erected, altered or used, and land may be used or occupied, subject to the provisions of Articles 14, 15 and 19, for any of the following uses and no other:

A. Permitted Principal Uses

1. Specialty Shopping Center.

2. Office.

3. Cultural or religious use.

4. Emergency Service.

5.Forestry/Timber Harvesting.'

B. Permitted Accessory Uses

1. Accessory use on the same lot and customarily incidental to the permitted principal uses in Section 901.A.

2. Parking in accordance with Article 16.

3.Signs in accordance with Article 17.

C. Conditional Uses (Refer to Article 19 for Special Provisions and Article 21 for Standards and Criteria)

1. Hotel; Inn.

SECTION 902 HEIGHT REGULATIONS

The maximum height of buildings and other structures erected, enlarged, altered or used shall be thirty-five (35) feet, except as provided in Article 18.

SECTION 903 AREA AND BULK REGULATIONS

A. Specialty Shopping Center

1. Minimum Lot Area - 10 acres.

2. Minimum Lot Width at Building Line - 400 feet.

3. Minimum Lot Width at Street Line - 300 feet.

4. Maximum Impervious Surface Coverage - 50%

5. Maximum Building Coverage - 20%

6. Minimum Depth of Front Yard - 150 feet.

7. Minimum Depth of Rear Yard - 100 feet.

8. Minimum Width of Each Individual Side Yard - 100 feet.

B. The area and bulk regulations for: office, cultural or religious use, shall be in accordance with the regulations similarly provided for in Section 803.

C. The area and bulk regulations for emergency services shall be in accordance with the regulations similarly provided for in Section 503.

D. The areas and bulk regulations for hotel or inns shall be in accordance with the regulations similarly provided for in Section 1003 B.

SECTION 904 SPECIAL REGULATIONS

A. A buffered area of at least fifty (50) feet in width shall be provided in accordance with Article 19, within which a twenty (20) foot buffer planting strip shall be provided.

B. All buildings and parking areas shall be landscaped in accordance with Article 19.
