§13-5.10. Growth Share.



a. Residential subdivisions of 8 lots or more shall be required to construct one of eight housing lots/units as an affordable unit.



b. Residential subdivisions of 9 to 11 lots/units shall be required to comply with 13-5.10.a. plus a cash contribution of $4,375 for each housing lot over 8 and up to 11.



c. Residential subdivisions of 12 to 16 lots shall be required to construct 2 of the 12 to 16 as affordable housing units.



d. Residential subdivisions of 16 lots or more shall follow the pattern established in 13-5.10 b and c for rounding purposes.



e. Permitted housing types for affordable units. More than one affordable unit may be on a building lot. Single-family, duplex and triplex structures are permitted.



f. Lot area and bulk requirements as per the RE-5 Zone District.



g. 30 year deed restriction as required by COAH on the affordable units.



h. Affordable units: 50 % of the units shall be low income and 50% moderate income.



i. Bedroom mix shall be in accordance with current COAH rules.



j. The affordable housing structures shall be consistent in size and architectural features with the neighborhood or as approved by the Land Use Board.



k. Septic systems for the affordable housing units on the same lot may only share the leach field and shall be maintained with an annual maintenance fee from each unit. Each owner shall maintain other septic system components.
