The following principal uses are permitted in the C-4 district: | |||||||
a. Single family dwellings.

b. Duplex dwellings.
| |||||||
c. Rest homes and convalescent homes.

d. Churches and other places of worship and Sunday School buildings and parish houses.
| |||||||
e. Public, private and parochial schools and colleges.
| |||||||
f. Public recreational and community center buildings and/or grounds.
| |||||||
g. Public libraries, museums and art galleries.
| |||||||
h. Parks and playgrounds.
| |||||||
1. Buildings, not including workshops, warehouses or storage yards, used exclusively by the federal, state, county or local municipal government for public purposes.

j. Public utilities structures, not including storage uses and garages.
| |||||||
k. General business and professional offices.
| |||||||
l. Studios of teachers of music, dancing, or art and photographic studios.
| |||||||
m. Undertaking establishments.
| |||||||
n. Public or private parking areas subject to review and approval.
| |||||||
0. Any retail shopping facility or service establishment such as a grocery store, delicatessen, meat market, drug store, variety store, department store, clothing and apparel store, bakery store, restaurant, luncheonette, barber shop, beauty parlor, tavern, hotel, book store, photographer, sport shop, shoe repair shop, clothes cleaning and laundry pick-up establishment, paint or hardware store, furniture store, bank, business or professional offices, television and appliance sales and service.

p . Shopping center development containing the type of retail and service establishments listed above including an automobile parking area. | |||||||
q. Indoor theaters, bowling alleys, and other similar recreational facilities not including arcades, businesses consisting principally of coin operated amusement devices, merry-go-rounds, ferris wheels and similar amusements of businesses engaged principally in sales or services considered to be in direct conflict with contemporary community moral standards.

r. Commercial printing plants and publishing houses.
| |||||||
s. Drive-in drinking and eating establishments.
| |||||||
t. Television and appliance repair shops.
| |||||||
u. Hotels and motels.
| |||||||
v. Lumber and building material yards, provided they are associated with an enclosed retail establishment.

w. Grain and feed stores, provided they are within an enclosed retail establishment.

ee. Any other uses found by the zoning board of adjustment to be of the same general character as and not incompatible with the above specified permitted uses. | |||||||

The following accessory uses shall be permitted in the C-4 district: | |||||||
a. Outside storage areas, as accessory uses normally associated with permitted principal businesses, provided that these areas are fenced and screened from adjacent residences and view from the street by a dense evergreen hedge or louver type fence or masonry wall not less than six feet in height.

b. Garages to house commercial vehicles normally associated with the types of businesses listed in section 20-17.1p, q, r and s.
