20-16 C-3 HIGHWAY RETAIL DISTRICT.
20-16.1 Principal Uses and Buildings Permitted.

The following principal uses and buildings shall be permitted in C-3 districts:

a. Single family dwellings.

b. Duplex dwellings.

c. Rest homes and convalescent homes.

d. Churches and other places of worship and Sunday School buildings and parish houses.

e. Public, private and parochial schools and colleges.

f. Public, recreational and community center buildings and/or grounds.

g. Public libraries, museums, and art galleries.

h. Parks and playgrounds.

1. Buildings, not including workshops, warehouses or storage yards, used exclusively by the federal, state, county or local municipal government for public purposes.

j. Public utilities structures, not including storage uses and garages.

k. General business and professional offices.

l. Studios of teachers of music, dancing, or art and photographic studios.

m. Undertaking establishments.

n. Public or private parking areas subject to review and approval.

0. Any retail shopping facility or service establishment, such as a grocery store, delicatessen, meat market, drug store, variety store, department store, clothing and apparel store, bakery store, restaurant, luncheonette, barber shop, beauty parlor, tavern, hotel, book store, photographer, sport shop, shoe repair shop, clothes cleaning and laundry pick-up establishment, paint or hardware store, furniture store, bank, business or professional offices, television and appliance sales and service.

p. Shopping center development containing the type of retail and service establishments listed above, including an automobile parking area.

q. Indoor theaters, bowling alleys, and other similar recreation facilities, not including arcades, businesses consisting principally of coin operated amusement devices ' merry-go-rounds, ferris wheels and similar amusements or businesses engaged principally in sales or services considered to be in direct conflict with contemporary community moral standards.

r. Commercial printing plants and publishing houses.

s. Drive-in drinking and eating establishments.

t. Television and appliance repair shops.

u. Hotels and motels.

v. Any other use found by the zoning board of adjustment to be of the same general character as and not incompatible with the above specified permitted uses.

20-16.2 Permitted Accessory Uses.



The following accessory uses are permitted in the C-3 district:

a. Garages to house commercial vehicles normally associated with the types of businesses listed in section 20-16.1p, q, r and s.

b. Public warehouses used in conjunction with and incidental to the carrying on of another principal business. Such warehouse space shall be located on the same lot and shall not exceed 25 percent of the square footage of the principal use.

20-16.3 Permitted Conditional Uses.

In a C-3 district, the following uses may be permitted as conditional uses subject to the conditions and standards set forth in section 20-20 of this chapter:

a. Professional occupations.

b. Home occupations.

c. Clubs, lodges and fraternal organizations.

d. Conversion of single family dwellings into two apartments.

e. Group care facilities and households.

f. Offices used for conducting a licensed taxicab business.

g. Motor vehicle sales and repairs, except auto wrecking yards; motor vehicle service stations, motor vehicle commercial garages.

h. Motor vehicle body shops.

1. Residences above commercial establishments.

20-16.4 Bulk and Area Regulations.
