The following uses shall be permitted in an R-3 district: | |||||||
a. Single family dwellings.
| |||||||
b. Duplex dwellings.
| |||||||
c. Rest homes and convalescent homes.
| |||||||
d. Churches and other places of worship and Sunday School buildings and parish houses.
| |||||||
e. Public, private and parochial schools and colleges.
| |||||||
f. Public recreational and community center buildings and/or grounds.
| |||||||
g. Public libraries, museums and art galleries.
| |||||||
h. Parks and playgrounds.
| |||||||
1. Buildings, not including workshops, warehouses or storage yards, used exclusively by the federal, state, county or local municipal government for public purposes.
| |||||||
j. Public utilities structures, not including storage uses and garages.
| |||||||
| |||||||
The following accessory uses shall be permitted Accessory in R-3 district-.* For principal buildings existing prior to October, 1973 on lots now deemed to be undersized in width at the building line, the two side yards shall total 15 feet. | |||||||
a . Accessory uses and accessory buildings incidental to the above uses and located on the same lot, providing all other appropriate accessory setback requirements have been met and further provided the following specific restrictions are met: | |||||||
1. Only fences, retaining walls, sidewalks, walkways, driveways, light posts, mail boxes, ornamental planters and the like shall be permitted in the front yard area;
| |||||||
2. Only fences, retaining walls, walkways, driveways, patios, sheds and the like shall be permitted in the side yard area; and
| |||||||
3. Only fences, retaining walls, walkways, driveways, light Posts, children's play apparatus, swimming pools, patios and the like shall be permitted in the rear yard area.
| |||||||
b. Private garages are permitted provided that no more than one space is rented to persons not residents of the lot and no more than one commercial vehicle, not to exceed two tons in net weight, is parked or stored.
| |||||||
c. The taking in of non-transient boarders or roomers by a family resident on the premises, subject to the following special requirements:
| |||||||
1. There shall be no display or advertising on the premises in connection with such use.
| |||||||
2. There shall not be more than two (2) boarders or roomers in any one dwelling.
| |||||||
3. Adequate off-street parking shall be provided at the rate of one parking space per boarder or roomer in addition to the required parking for the principal use.
| |||||||
d. As part of a nursing, rest or convalescent home, the following additional accessory uses are permitted provided that at the time of site plan review adequate parking, and ingress and egress to the site can be accommodated:
| |||||||
1. Adult and elder daycare.
| |||||||
2. Medical services solely supporting the elder residents of the principal facility.
| |||||||
3. Recreational, cultural and religious facilities as well as dining facility for the sole use of the elder residents and their guests.
| |||||||
| |||||||
In an R-3 district, the following uses may be permitted as conditional uses subject to the conditions and standards set forth in section 20-20 of this chapter: | |||||||
a. Professional occupations.
| |||||||
b. Home occupations.
| |||||||
c. Cemeteries.
| |||||||
d. Cluster residential development.
| |||||||
e. Conversion of a single family dwelling into two apartments.
| |||||||
f. Group care facilities and households.
| |||||||
g. Mixed-use development.
| |||||||
h. A bed and breakfast dwelling only within a locally designated historic district.
| |||||||
