20-9 R-1 RESIDENTIAL DISTRICT.
20-9.1 Principal Uses and Buildings Permitted.

In an R-1 district, the following principal uses shall be permitted:

a. Single family dwellings.

b. Churches and other places of worship, buildings and parish houses. In an R-1 district, and Sunday School

c. Public schools, parochial schools, schools and colleges for academic instruction.

d. Municipal or county recreational and community center buildings and grounds.

e. Municipal or county libraries, museums and art galleries.

f. Parks and playgrounds.

g. Buildings, not including workshops, warehouses or storage yards, used exclusively by the federal, state, county or local municipal government for public purposes.

20-9.2 Permitted Accessory Uses.

In an R-1 district, the following accessory uses shall be permitted:

a. Accessory uses and accessory buildings incidental to the above uses and located on the same lot, providing all other appropriate accessory setback requirements have been met and further provided the following specific restrictions are met:

1. Only fences, retaining walls, sidewalks, walkways, driveways, light posts, mail boxes, ornamental planters and the like shall be permitted in the front yard area;

2. Only fences, retaining walls, walkways, driveways, patios, sheds and the like shall be permitted in the side yard area; and

3. Only fences, retaining walls, walkways, driveways, light posts, children's play apparatus, swimming pools, patios and the like shall be permitted in the rear yard area.

b. Private garages are permitted, provided that no more than one space is rented to persons not residents of the lot and no more than one commercial vehicle, not to exceed three-fourths ton in net weight, is parked or stored.

c. The taking in of non-transient boarders or roomers by a family resident on the premises, subject to the following special requirements:

1. There shall be no display or advertising on the premises in connection with such use.

2. There shall not be more than two (2) boarders or roomers in any one dwelling.

3. Adequate off-street parking shall be provided at the rate of one parking space per boarder or roomer in addition to the required parking for the principal use.

20-9.3 Permitted Conditional Uses.

In an R-1 district, the following uses may be permitted as conditional uses subject to the conditions and standards set forth in section 20-20 of this chapter:

a. Cemeteries.

b. Planned residential development.

c. Cluster residential development.

d. Farm and agricultural activities or uses of land.

e. Continuing Care Retirement Community.

f. Home occupation.

20-9.4 Bulk and Area Regulations.

The following shall be the standards for the R-1 district:

9.4.1 Minimum Lot Area: 21,000 square feet.

9.4.2 Minimum Lot Frontage: 60 feet.

9.4.3 Minimum Lot Width: 120 feet.



9.4.4 Minimum Lot Depth: 175 feet.

9.4.5 Minimum Yards - Primary Structures:

a. Front yard: 40 feet.

b. Rear yard: 50 feet.

c. Side yard: 20 feet one side/35 feet total.*

9.4.6 Minimum Yards - Accessory Structures:

a. Front yard: 40 feet.

b. Rear yard: 10 feet.

c. Side yard: 10 feet.

9.4.7 Maximum FAR: .20

9.4.8 Maximum Building Height: 25 feet.
