ARTICLE XVIII-K Highway Commercial District
§211-113.82 Permitted Uses and Structures.

In the Highway Commercial District, no lot, plot, parcel or tract of land shall be used and no building or other structure shall be built, altered or erected to be used for any purpose other than those buildings, structures and uses and land uses that are permitted in the B, Business Zone.

§211-113.83 Prohibited Uses.

All uses that are prohibited in the B, Business Zone, as set forth in Article XII of this Chapter, as well as Houses of Worship and Self-Storage Facilities are prohibited within the Highway Commercial District.

§211-113.84 Development Regulations and Design Standards.

A. All uses and structures permitted by this Article are subject to the regulations and requirements for those uses and structures permitted in the Business District as same or set forth in Article XII of this Chapter.

B. The maximum floor area ratio for the highway commercial district shall be 0.25;

C. The maximum impervious coverage for the highway commercial district shall be limited to 70% of the lot coverage;

D. No free standing single building occupancy that is utilized for retail purposes, or a retail tenant occupying space within a retail shopping center shall exceed a gross maximum floor area of 35,000 square feet;



E. All areas not dedicated to building or pavement shall be landscaped in accordance with the approved site plan and shall be maintained in perpetuity as part of any site plan approvals granted by the appropriate Township Approving Agency.

§211-113.85 Off-Street Parking.

The following parking spaces shall be provided and satisfactorily maintained by the owner of property in a highway commercial district for each building or the enlargement of any existing building, the construction of which was commenced after August 2, 1955.

(1) Stores, at least one (1) parking berth for each two-hundred (200) square feet of gross floor area; except that in the case of a shopping center of ten (10) stores or more that contains a gross floor area of one-hundred fifty thousand (150,000) square feet or more, parking at ratio of at least one (1) parking berth for each two-hundred fifty (250) square feet of gross floor area devoted to retail sales shall be provided. The term "gross floor area" shall be deemed not to include interior areas set aside specifically for heating and air conditioning equipment.
