ARTICLE XVIIIC Urban Renewal Industrial URI District

§211-113.18 Purpose.

The purpose of this Article is to establish standards for the development of Quadrant 1, Urban Renewal Project

§211-113.19 Permitted uses

The following uses and structures are permitted in the Urban Renewal. Industrial URI District.

A. Light manufacturing, processing, indoor storage and wholesale distribution of goods and materials, not to include retail sales or consumer services No process of assembly, manufacturing or treatment shall be permitted which constitutes an unusual nuisance by reason of odor, smoke or noise No outdoor storage of goods or material shall be permitted unless fully screened by a suitable fence or wall

B. Office buildings

C. One (1) apartment for caretaker in conjunction with any of the uses permitted above

§211-113 20 Standards and criteria

A. Minimum lot area No single establishment shall occupy a plot of less than forty thousand (40,000) square feet.

B. Minimum lot width The minimum lot width shall be two hundred (200) feet, measured at the required building setback line

C. Minimum setbacks

(1) Front setbacks [Amended 5-2-84 by Ord No 18-1984]

(a) For buildings no more than two (2) stories in height fifty (50) feet

(b) For buildings or any portion thereof in excess of two (2) stories or twenty (20) feet in height. seventy-five (75) feet

(c) A minimum thirty-foot-wide strip shall be maintained for landscaping along the front street line, and the remaining front yard area between said strip and the building may be paved and utilized for parking, driveways, curbing and related improvements. In the case of a building located on a corner lot, which building fronts a side street, the requirement of a thirty-foot-minimum landscaped width shall also apply to the side street line, that is, Route 23

(2) Side a 1 rear setbacks No building shall be located closer than twenty (20) feet from any side or rear property line

D. Height regulations No building shall be higher than four (4) stories or fifty (50) feet

E. Maximum lot coverage The maximum building coverage on a lot shall be forty percent (40%)

F. Off-street parking and loading requirements

(1) Industrial uses One (1) space for each two (2) employees on the combined major and second shifts, plus ten percent (10%)

(2) Office uses One (1) space for each two hundred fifty (250) square feet of gross floor area

(3) Loading spaces The number of loading spaces required shall be determined in each case submitted for approval.

G. Buffer areas A twenty-five-foot-wide buffer strip shall be provided along the northerly urban renewal area boundary This strip, if wooded, shall remain wooded and, if open, shall be planted for the full twenty-five-foot width in order to screen any industrial uses or activities from view from the adjoining residential districts There shall be no use of the buffer strip for anything but planting and/or fences

H. Other regulations

(1) All applications shall conform to the requirements for subdivision and/or site plans as set forth in the Planning and Development Regulations of the Township (Chapter 134)

(2) All applications shall take into account the urban renewal area and design objectives and standards as set forth in report entitled "Report on Quadrant I, Urban Renewal Project,' dated January 27, 1982
