Two-family dwellings shall be permitted as a conditional use in the R-3, R-4 and C-1 districts and as a matter of right in the PRD I and PRD III districts, subject to the following conditions:

(1) The lot shall be served by public water and sewer.

(2) The lot upon which a two-family dwelling is to be located shall be at least 150 percent of the lot area and lot width required in the district in which it is to be located.

(3) The side yards shall each be increased to a minimum of 150 percent of the required side yards in the district.

(4) All other yards and other requirements of the district shall be met.

(5) Two-family dwellings shall be located within 1,500 feet of a commercial zone. (Code 1988, § 175-138; Ord. No. 5-03, § 175-138, 3-4-2003)
