§ 296-51.1. Purpose.

The Ancora District is located within a Rural Development Area as designated in the Pinelands Comprehensive Management Plan. It is the purpose of this article to recognize the existing institutional use within the facility in so far as it is consistent with the Comprehensive Management Plan. | |||||||
§ 296-51.2. Permitted uses.

A. Within the Ancora District, land may be used and buildings or structures may be used, altered, or erected for the following uses:

(1) Institutional uses.
| |||||||
(2) Those uses permitted in the PR-1 Zone.

§ 296-51.3. Area, yard and bulk requirements.

Residential dwelling units and nonresidential uses proposed for development in the Ancora District shall be subject to the area, yard and bulk requirements of the PR-2 Zone. | |||||||
A. Notwithstanding the minimum lot areas set forth in § 296-16 B and in Schedule 3; Area; Yard and Bulk Requirements, no such minimum lot area for a nonresidential use within the Ancora District shall be less than that needed to meet the water quality standards of Chapter 218, § 218- 4 B, whether or not the lot may be served by a centralized sewer treatment or collection system.

§ 296-51.4. Design and performance standards.

All development proposed within the Ancora District shall conform with all applicable standards under Article XV of this chapter. | |||||||
